What areas do you support?⌄
Vancouver is supported (City of Vancouver only). Metro Vancouver is available in Beta for: Burnaby, Richmond, North Vancouver (City and District), West Vancouver, New Westminster, Coquitlam, Port Moody. Outside Metro Vancouver requires an availability check. UBC and UEL (V6T) are not supported.
How fast is delivery?⌄
Vancouver orders: Typically delivered within 1 to 2 business days. Metro Vancouver Beta orders: Typically delivered within 2 to 3 business days. Outside Metro Vancouver requires an availability check first. Availability check first. We confirm feasibility and timeline before payment. If approved, we email a quote and payment link.
What exactly is in the delivery packet?⌄
You receive one ZIP packet that includes:
- A readable PDF dossier
- Evidence exports (CSV/Excel when available)
- Key screenshots (when available)
- A verification summary and evidence index

What sources do you use?⌄
We use public municipal sources only. Common sources include:
- City of Vancouver Open Data (permits, projects, heritage, 311)
- City of Vancouver Digital Zoning Map (VanMap) for zoning screenshots (best-effort)
- Nominatim (OpenStreetMap) for geocoding
For Metro Vancouver Beta and Canada-wide availability checks, sources vary by municipality. If a reliable public source is not available, the relevant section may be marked NA.
Do you need logins or documents from me?⌄
No. We do not use your logins. We compile evidence from public sources, and you can optionally add notes about what you want to focus on.
What does WARN / NA mean?⌄
These are transparency labels for coverage, not judgments about the property:
- OK: the section ran and produced results.
- WARN: the section ran, but something was partial or limited (we note what happened).
- NA: reliable public-source evidence was not available for that section.
Why is zoning best-effort?⌄
Zoning evidence is captured from the City of Vancouver Digital Zoning Map (VanMap). The popup label and screenshot capture can fail due to map rendering, address ambiguity, or UI changes. When that happens, we mark zoning as unavailable and keep going with the rest of the evidence.
Can a dossier legitimately show “zero” activity?⌄
Yes. “Zero permits” or “zero projects” can be a valid result for a lookback window and radius. We still show what sources were checked and include the exports so you can verify the result.
What do “Low / Medium / High” activity levels mean?⌄
Activity Levels Explained
Activity level is a simple label (Low / Medium / High) that summarizes nearby activity for the selected lookback window. The dossier always shows the underlying counts and includes the evidence exports, so you can verify what the label is based on.

Can I share this with my realtor or lawyer?⌄
Yes, for your personal property research. Many buyers share the dossier with their realtor, lawyer, or contractor as part of due diligence. Please do not resell or publish it. See Terms for details.
How do refunds work exactly?⌄
Refunds are limited because each dossier is a custom evidence compilation. The main refund path is the delivery integrity guarantee (missing evidence files or broken source links confirmed by verification).
Metro Vancouver Beta orders also include a coverage-grade guarantee. Full details are in Terms.
Condo units: do you need the unit number?⌄
It helps a lot. If you have a unit number, include it, especially for high-rises where multiple civic addresses are similar.
What do you store and for how long?⌄
We store the information you submit (name, email, and addresses/notes) to deliver your packet and support your order. See Privacy for retention details (currently 2 years after your last order, with deletion available on request).
Why is Metro Vancouver labeled Beta?⌄
Because public data coverage and municipal sources vary a lot by city. Beta means you get the same pricing, but you should expect more variability. Some sections may be marked NA if the underlying public data is not available or not reliable.
What is Coverage Grade?⌄
Coverage Grade summarizes how much reliable public-source evidence we were able to capture for the address. It does not judge the property.
- A: strong evidence coverage across most sections.
- B: good evidence coverage with some sections limited.
- C: limited evidence coverage; several sections may be NA.
- D: too little reliable public-source evidence for a useful dossier (infeasible).
What is the Metro Vancouver Beta guarantee?⌄
For Metro Vancouver Beta orders: final grade A or B is full price. Final grade C is eligible for a 30% credit or refund. Final grade D or infeasible is eligible for a full refund.
Can you do Toronto, Calgary, or other Canadian cities?⌄
