Service Description

RadiusDossier provides evidence compilation services for real estate research. We gather and organize publicly available municipal data about properties in the City of Vancouver. Our dossiers include evidence from permits, zoning maps (best-effort), city projects/roadwork datasets, heritage registries, and related open municipal sources.

Evidence Only, Not Advice

Our service compiles evidence. We do not provide advice. RadiusDossier dossiers document what we find in open municipal data. We do not provide legal advice, investment advice, professional inspection services, or recommendations of any kind. You are responsible for interpreting the evidence and seeking appropriate professional guidance as needed.

No Guarantees About Findings

We compile evidence from open data sources that may be incomplete, delayed, or contain errors. We do not guarantee that our dossiers will identify all relevant information about a property. Open municipal data represents a snapshot in time and may not reflect the most current status of permits, projects, or other records. Our evidence guarantee only covers delivery integrity.

Turnaround Times

Standard delivery times:

  • Vancouver Supported: 1-2 business days from complete order submission
  • Canada-wide by request: typically 72 hours after payment, following feasibility approval

Turnaround times begin when complete order details are submitted. Delays may occur if additional information is needed or during periods of high demand.

Service Area

RadiusDossier supports the City of Vancouver with pay-now checkout. Canada-wide requests are available after feasibility approval. UBC and UEL addresses (postal FSA V6T) are out of scope for Vancouver supported orders.

Refund Policy

Refunds are available only in limited situations, because the dossier is a custom evidence compilation produced specifically for your address(es).

  • Evidence guarantee: if we fail to deliver a complete dossier with working source links and all referenced evidence files present (as confirmed by our verification check), you get a full refund
  • Address is outside Vancouver supported coverage for pay-now orders (including UBC/UEL V6T)
  • We cannot deliver a dossier due to persistent geocoding or source/API failures after reasonable retries
  • Cancellation before work begins (email us immediately after purchase)

Sparse or low-activity results are not refundable. A lack of records in open data can still be a valid evidence outcome. Once a dossier has been delivered, refunds are not available beyond the evidence guarantee.

Limitation of Liability

RadiusDossier's liability is limited to the amount paid for the service. We are not liable for any decisions made based on the information in our dossiers, any errors or omissions in public data sources, any damages arising from your use of our service, or any third-party claims related to your property decisions.

Intellectual Property

You may use the dossier for your personal property research. The dossier format and organization are proprietary to RadiusDossier. You may not resell, redistribute, or commercially exploit our dossiers without permission.

Changes to Terms

We may update these terms from time to time. Continued use of our service after changes constitutes acceptance of the updated terms.
