Service Description

RadiusDossier provides evidence compilation services for real estate research. We gather and organize publicly available municipal data about properties in the City of Vancouver and Metro Vancouver Beta municipalities. Our dossiers include evidence from permits, zoning maps (best-effort), city projects/roadwork datasets, heritage registries, and related open municipal sources.

Some tiers may include paid public-record lookups (when legally allowed). Any record fees are either included in the listed price or collected during checkout if required. These lookups are used only to compile evidence and do not include advice or recommendations.

Service areas

Vancouver is supported (City of Vancouver only). Metro Vancouver is available in Beta for: Burnaby, Richmond, North Vancouver (City and District), West Vancouver, New Westminster, Coquitlam, Port Moody. Outside Metro Vancouver requires an availability check before payment. UBC and UEL (V6T) are not supported.

Timeline policy

How timelines are confirmed by service lane:

  • Vancouver Supported: Typically delivered within 1 to 2 business days.
  • Metro Vancouver Beta: Typically delivered within 2 to 3 business days.
  • Canada-wide: Availability check first. We confirm feasibility and timeline before payment.

Turnaround times begin when complete order details are submitted. Delays may occur if additional information is needed or during periods of high demand.

If a required source is temporarily unavailable, we will notify you and provide an updated ETA.

Availability checks (outside Metro Vancouver)

For addresses outside Metro Vancouver, we run an availability check before payment. If approved, we email a quote and payment link and confirm what we can deliver (based on available public sources) and the expected timeline. Once paid, the order follows the same delivery integrity guarantee and refund policy as Vancouver and Metro Vancouver orders.

Metro Vancouver Beta coverage-grade guarantee

Coverage Grade summarizes how much reliable public-source evidence we were able to capture for the address. It does not judge the property. For Metro Vancouver Beta orders:

  • Final grade A or B: full price
  • Final grade C: eligible for a 30% credit or refund
  • Final grade D or infeasible: eligible for a full refund

We provide evidence and documentation from public sources. We do not provide legal, financial, or real estate advice. You are responsible for how you use the information.

No Guarantees About Findings

We compile evidence from open data sources that may be incomplete, delayed, or contain errors. We do not guarantee that our dossiers will identify all relevant information about a property. Open municipal data represents a point in time and may not reflect the most current status of permits, projects, or other records. Our evidence guarantee only covers delivery integrity.

Refund Policy

Refunds are available only in limited situations, because the dossier is a custom evidence compilation produced specifically for your address(es).

  • Delivery integrity guarantee: if our verification confirms missing evidence files or broken source links, you get a full refund.
  • Address is outside Metro Vancouver (Vancouver supported + Metro Vancouver Beta) coverage for pay-now orders (including UBC/UEL V6T)
  • We cannot deliver a dossier due to persistent geocoding or source/API failures after reasonable retries
  • Cancellation before work begins (email us immediately after purchase)

Sparse or low-activity results are not refundable. A lack of records in open data can still be a valid evidence outcome. Once a dossier has been delivered, refunds are not available beyond the evidence guarantee.

Limitation of Liability

RadiusDossier's liability is limited to the amount paid for the service. We are not liable for any decisions made based on the information in our dossiers, any errors or omissions in public data sources, any damages arising from your use of our service, or any third-party claims related to your property decisions.

Intellectual Property

You may use the dossier for your personal property research. The dossier format and organization are proprietary to RadiusDossier. You may not resell, redistribute, or commercially exploit our dossiers without permission.

Changes to Terms

We may update these terms from time to time. Continued use of our service after changes constitutes acceptance of the updated terms.
