Enter an address
We check eligibility and service area first. Vancouver is supported. Metro Vancouver is available in Beta. Outside Metro Vancouver requires an availability check.
We compile public municipal data
We pull data from public sources and package it with receipts. We do not use private logins or confidential documents.
We deliver a PDF and customer packet
You receive a clean PDF plus a customer packet containing evidence files and summaries. Evidence only. Not legal, financial, or real estate advice.

We include evidence exports and key screenshots when available.
Packet integrity checks
Verification checks confirm internal consistency before delivery (inputs, geocodes, and evidence references match).
Important limitations
RadiusDossier compiles evidence from open municipal sources. Please keep these limitations in mind:
- Open data records may be incomplete or delayed
- Municipal portals sometimes have missing or outdated records
- We document what we find, not what may exist elsewhere
- Not a substitute for professional legal or inspection services

To place an order, have the following ready:
- Property addresses or listing links (REW, REALTOR.ca, Zealty)
- Your deadline (Vancouver: 1 to 2 business days; Metro Vancouver Beta: 2 to 3 business days).
